Residential property managers at Atlantic Residential faced a persistent operational headache: shared community items (tools, equipment, amenities) were being borrowed and never returned, staff spent hours managing manual checkout logs, and there was no accountability system in place.
The vision was clear: transform amenity management from a friction point into a seamless, high-value resident experience while drastically reducing staff overhead and improving asset tracking.
Our Solution
QR Code Checkout System
Integrated physical QR codes on each item that residents scan to instantly check out tools via their phone. No staff intervention required—the system generates a 12-hour checkout window and tracks everything automatically.
Multi-Role Architecture
Built separate experiences for Residents (browse, checkout, return) and Managers (add tools, view all checkouts, monitor overdue items), with secure Google authentication and role-based permissions.
Real-Time Inventory Tracking
Created a live dashboard showing tool status (Available/Checked Out), automated overdue alerts, and a complete audit trail of every transaction for full accountability and loss prevention.
Rapid Deployment on Replit
Leveraged Replit for instant cloud hosting with zero DevOps overhead, allowing us to launch an MVP in weeks and iterate based on real-world usage from Atlantic Residential properties.
